2018 :: A LOOK BACK: MOUNT RAINIER DAY + CDC OPEN STUDIOS - SATURDAY, MAY 19

 

A little bit of rain didn't deter neighbors and businesses to come out for the annual Mount Rainier Day in May. The traditional parade of organizations, civic leaders, life safety services, and of course, the local high school band were all there - along with dozens of local vendors and artists.

 

We brought many visitors through our new Singer Flats apartments and through the newly completed retail spaces to see the grand possibilities. We LOVE Mount Rainier!

A big THANK YOU to the residents and community members of Mount Rainier that came out to support The Menkiti Group's Singer Building and Singer Flats Spring Social on Thursday, April 27, 2017! The weather was perfect for ice cream cookie sandwiches and live jazz!

2019 - January 

 

How does LEED certification positively impact the residents of Singer Flats, the commercial tenants in the Singer Building and our neighbors in Mount Rainier?

 

The 3300 Block of Rhode Island Avenue has been renovated to improve the performance of the building envelope with new windows, skylights and improved thermal envelope components. Additionally, photovoltaic panels, energy efficient HVAC system and water efficient core plumbing fixtures have been provided. Use of natural daylight and views to the outdoors have been provided throughout the spaces.

 

Smoking in the building or closer than 25 feet from building entrances, operable windows, and air intake louvers is prohibited. Signage with this policy has been provided within 10 feet of at all major building entries.

 

The building is located within ¼ mile of two bus lines and is centrally located with access to many shops and restaurants, and has bike racks on-site which encourages walking, riding and use of the use of public transportation.

 

A Green Cleaning Policy has been developed for the base building to reduce the exposure of building occupants and maintenance personnel to potentially hazardous chemical, biological, and particulate contaminants, which adversely affect air quality, human health, building finishes, building systems, and the environment.  Consider the following:

  • Use paper products and plastic trash liners with a high recycled content.

  • Do not use anti-microbial hand or kitchen soap.

  • Use non-toxic cleaners certified by a third-party such as Green Seal or EcoLogo.

  • Use chemical concentrates with appropriate dilution systems to minimize chemical use wherever possible.

  • Select cleaning equipment with the intent of reducing building contaminants and minimizing environmental impact.

  • Use vacuum cleaners and carpet extraction equipment certified by the Carpet and Rug Institute.

 

The project has been designed and constructed with materials that reduce carbon impact such as recycled content and regionally manufactured products. Low-emitting adhesives, sealants, paints, coatings, flooring have been installed to protect the indoor air quality for all occupants. Over 75% of demolition and construction waste was diverted from landfill by returning materials back into recycled /reclaimed materials.

 

Most importantly, this project reused the existing Singer Building structure and renovated it into a beautiful new building for both residential and commercial use!

2018 - November 

SINGER BUILDING AND SINGER FLATS PURSUE LEED GOLD CERTIFICATION 

We are excited to announce to our tenants, visitors and neighbors in Mount Rainier that our project at 3300-3310 Rhode Island Ave is pursuing LEED GOLD certification for New Construction and Major Renovation!

 

The certification process takes some time and is overseen by the US Green Building Council. Visit the site to learn more, and watch this page for specific updates on the status of our building and apartments.

2018 - 3rd Quarter

EVERYTHING IS READY TO LEASE! ALL NEW STUDIOS, 1BR, 2 BR available starting at $950

 

2018 - 2nd Quarter

RESIDENTIAL: The new apartment units and associated common areas are nearly complete! Our General Contractor is currently engaged in mechanical, electrical and plumbing systems testing and commissioning in addition to making preparations for final inspections.  Final utility connections to PEPCO, Washington Gas and WSSC services have been completed ensuring the residential units are ready for occupancy.  A model apartment unit has been outfitted with furniture and furnishings and our sales and marketing team is currently accepting applications for interested renters.  Initial residential occupancy is expected by the beginning of the 3rd Quarter. 
 

COMMERCIAL: All interior spaces have been completed to a warm, lit shell finish level in preparation for tenant-specific build out work.  The new restaurant tenant slated for 3308/3310 Rhode Island Ave expects to receive their building permit approval from Prince George’s County shortly and they hope to commence construction interior build-out work sometime in the 2nd Quarter. The remaining commercial spaces at 3300/3306 1st Floor and 3308 2nd Floor are advertised for lease and our commercial leasing team continues to garner interest from a wide variety of potential tenants.

 

Community Concerns

January 2019: No current issues or concerns to report. 

 

Perry Street Temporary Closure:  A new water service will be installed to serve the property and, in the coming weeks, our General Contractor will be coordinating with the City of Mount Rainier for access to the water main which runs along Perry Street.  This will cause some interruption to the traffic pattern and parking in the immediate vicinity as a temporary closure for a portion of Perry Street will be required to complete this work.

 

Parking:  When our project is complete, there will be a total of 23 metered parking spaces available for public use at the perimeter of the 3300 block of Rhode Island Ave.  The public parking consists of seven (7) spaces on Rhode Island Ave, seven (7) spaces on 33rd Street and nine (9) spaces on Perry Street.  All parking spaces are existing with the exception of 33rd Street.  The current parking on 33rd Street will be converted to diagonal spaces along the east side of the street only.  Any parking concerns should be addressed to the Director of Public Works, the City Administrator, or your City Council Member.
